Sunderland, Aberdeen and Burnley exceed 8% in the Zoopla-sourced series. Manchester is commonly discussed alongside northern and Midlands investor markets, but this page does not invent a Manchester rate. Separately, yield methodologies disagree nationally: Global Property Guide reports 7.35% (Q2 2026) while RentalYield.uk reports an England-wide average of 3.6% — treat any single headline sceptically.

England SDLT rules apply in Manchester the same as elsewhere in England. A non-resident buying an additional dwelling pays standard bands plus a 5% additional-dwelling surcharge plus a 2% non-resident surcharge. Indicative total transaction cost is roughly 8–20% of purchase price.

Tax and ownership

Non-residents may buy freehold or leasehold with the same title rights as residents. UK-situs property remains within UK Inheritance Tax at 40% above the available nil-rate band (£325,000 standard, plus £175,000 residence nil-rate band which tapers above a £2m estate). Both bands are frozen until 5 April 2031.

Buying UK property confers no immigration status. The Tier 1 (Investor) visa was closed to new applicants in February 2022 and has not been replaced with a property-linked route.
