Yields are compressing nationally — GPG's Spanish average fell from 6.17% in February 2024 to 5.45% in Q1 2026. BestYieldFinder reports a higher 6.1–6.4% mid-2026 national band; both series agree on direction. Barcelona remains the high-yield city in the GPG set versus Palma de Mallorca at 4.4–4.9%.

Barcelona sits in Catalonia's ITP band. New builds attract 10% IVA plus AJD (Catalonia at 1.5%). Notary, land registry and legal fees add roughly 1.5%–2.5%. There is no higher headline ITP rate for foreigners — the regional rate applies equally.

Tax and ownership

Non-EU non-resident landlords have historically paid 24% on gross rental income with no deductions. Imputed income tax applies even if the property is empty. Catalonia's wealth-tax threshold for non-residents is €500,000 — materially tighter than Madrid's 100% relief. Above €3,000,000 of Spanish net wealth, the national Solidarity Tax applies at 1.7%–3.5%.

Spain's investor Golden Visa was permanently closed to new applicants on 3 April 2025 under Organic Law 1/2025. Buying Spanish property at any value confers no residency. Existing holders are grandfathered.
